Savings Phase

The Bausparvertrag consists of two phases: the savings phase and the loan phase. During the savings phase, the contract holder (Bausparer) makes regular monthly deposits into the Bausparvertrag account. These deposits earn a fixed interest rate determined by the building society.

Allocation of Savings

As the Bausparvertrag account accumulates savings, the contract holder becomes eligible for a Bauspar loan. The amount of the loan is typically a predetermined percentage of the total savings, often referred to as the savings target (Bausparsumme).

Loan Phase

Once the savings target is reached, the Bausparer can enter the loan phase. They have the option to take out the Bauspar loan at a favorable fixed interest rate determined at the beginning of the contract. This interest rate is typically lower than market rates, making it an attractive financing option.

Fixed Contract Term

Bausparverträge have fixed contract terms, which can range from several years to a decade or more. The contract term defines the duration of the savings phase and when the loan phase becomes available.

State Subsidies

The German government encourages homeownership and savings through Bausparverträge by providing certain state subsidies. For eligible Bausparverträge, the government offers a subsidy known as Wohnungsbauprämie, which is a bonus added to the savings.

Flexibility

Early Termination

In certain situations, contract holders may terminate the Bausparvertrag prematurely before reaching the savings target. However, doing so may result in a reduced or forfeited right to the loan phase and any associated interest subsidies.
